About Landside Partners
Landside Partners is a commercial real estate research and advisory firm that helps owners of industrial land price and sell parcels into data center, seaport and air-cargo demand across North America.
Key takeaways
- The firm is research and advisory, serving owners and sellers of industrial land.
- 3 demand pools are covered: data center, seaport and air-cargo.
- Coverage is North American.
- Every engagement opens with a no-fee, 1-page Landside Read.
A quarterly brief on powered land, port capacity and air-cargo gateways, plus the Powered Land and Gateway Pricing Benchmarks data file.
- Dollar per megawatt and dollar per acre benchmarks by market, with the substation-distance and voltage premiums applied
- Every committed United States port capacity opening from 2026 through 2035, with cost, TEU and date
- Airport-adjacent rent premiums by gateway, and the constraint map that drives them
- The named project pipeline: site, megawatts, developer, power source, status
- Sources and periods for every cell. Nothing unattributed.
Why the name
Landside is the planning term for the land-facing side of a port or an airport, as opposed to waterside and airside. It is literally the side of the asset our clients own. It also describes the third vertical, because a data center is a landside deal in which the scarce input is power rather than berth or apron access.
What we believe
Research is the product, and the advisory work follows from it.
Most industrial land is marketed to the wrong buyer pool.
A number without its period and its source is not a number.
Telling an owner their parcel is not a data center site is more valuable than telling them it might be.
